A preliminary plat for Phase 1 of two different subdivisions located off Stribling Road was approved by county supervisors on Monday, giving developers the go-ahead to begin work on all three subdivisions located on 510 acres of land on the west side of Deweese Road.

Approval on the preliminary plat for Westlake Subdivision, Phase 1 will allow developers to begin work on 82 lots.

According to developer Scott Gideon, Westlake is the lake project surrounding a 60-acre lake that already exists. Gideon said they are currently estimating Westlake to be a three-phase project dictated by market demand.

Approval on the preliminary plat for Thornberry Subdivision, Phase 1 will allow developers to begin work on 94 lots. Gideon said there will be five different phases for this subdivision for approximately 360 total lots.

The average priced home in Thornberry will be $350,000-$385,000 with a minimum square footage of 2,200 square feet, Gideon said.

Gideon and Matt Jensen are the developers of the three subdivisions.

The preliminary plat for the third subdivision in this development, Silverleaf, was approved last month by county supervisors. This subdivision will consist of 40 estate-sized lots, with minimum square footage of 2,700 square feet and average home cost of $500,000.

Gideon said they have just begun clearing the right-of-way for Silverleaf and hope to start moving dirt in a couple of months.

As far as construction of actual homes, he says in the three developments it will be 18 months to two years before anybody is living in those neighborhoods.

District 2 Supervisor Trey Baxter did raise concerns of a family cemetery located in the Westlake Subdivision area and asked what assurances the county and family would have about that being properly maintained.

“How do I make sure that is done,” he asked.

Gideon said he placed the location on the plat and the area will be sectioned off and labeled as a designated area with permanent ingress and egress. He said the Westlake HOA will maintain the grounds in perpetuity.
